You Decided to Build...Now What?

  • Identify the top three goals in determining the success of your new project?
  • What is your budget? What will the bank lend you? How much of a down payment can you afford?
  • Did you make a separate budget for equipment, furniture, IT, artwork, and other furnishings?
  • How will you approach your project? Will you use a developer or do it yourself?
  • How will you assemble a project team that represents your best interests?
  • What is your project schedule?
  • When do you need to occupy your new building?

Plan for Success

Plan, plan, plan.  We cannot stress this enough. The planning process starts BEFORE you start your project.  Make sure you are comfortable with your decision only after reviewing all of your other options.  A lease can be quite an investment in money and time; nearly the same as owning a new building without the investment and flexibility.  Make sure decision supports your personal goals and goals for your practice today and in the future.


Your Project Schedule

Make sure that you plan well in advance of your move-in date.  An orthodontic remodel or tenant improvement will most likely take longer than you think.  Allow 3 months for design and construction drawings, 1 month for permitting and bidding, and 3-4 months for construction.  We are now at 7-8 months to complete your project, and that is if everything goes as planned.  That said...allow another month or two to be safe.
