Plan, plan, plan. We cannot stress this enough. The planning process starts BEFORE you start your project. New building projects are personal investments as well as business investments. They should be made with both in mind. With such a significant personal investment, you want to ensure that your money is spent wisely. Plan well in advance. Many do not understand the time it takes to complete a new building project once the decision is made.
Even AFTER you have secured a parcel of land, the project process will take roughly one and a half years...possibly longer depending on your zoning and permitting processes in your area. It will take roughly 6 months to design, 1-2+ months to obtain a building permit, and 8+ months for construction.
Keep in mind that running your practice and owning your own building are two different things. Most privately owned buildings are owned and operated under a separate LLC and are leased back to the practice. Owning a building brings a new set of issues that do not come into play when leasing. Make sure you understand the differences.
